Project Description
The construction project fills the long-existing vacant space at Weserstr. 7 in Berlin-Neukölln. The new building will have two commercial units on the ground floor and nine residential units on the upper floors, including a large penthouse occupying the entire top floor.
The new structure will share the same plot with the existing pre-war building at Friedelstr. 7. As a result there will be a joint property owners' community comprising both the old and new buildings (Friedelstr. 7 and Weserstr. 7). Demolition and preparatory measures have already begun, including excavation works.
Shared expenses will be borne by both buildings, while building-specific costs will be allocated to respective cost centers through the formation of sub-communities. For a more detailed cost distribution, we kindly ask you to review the economic plan.
The heating will be provided through district heating (Fernwärme). Additionally, a photovoltaic system is planned as part of the building permit. The exact specifications for this will be provided by the property developer at a later stage.
The final energy requirement of this building is 48.3 kWh/[(m^2)*a].
In collaboration with an energy consultant, the property developer had initially planned for an Energy Efficiency House of Level 55 for this project. Unfortunately, due to the unexpectedly early termination of the corresponding funding, this construction project could no longer be accredited under the subsidy program. As a result, the purchasers are no longer eligible to claim subsidies or apply for loans from the KfW (Kreditanstalt für Wiederaufbau).

Construction Supervision and Quality Control
As an independent expert TÜV SÜD has been appointed for this construction project. Throughout the entire construction phase until the handover to the purchaser regular inspections of the construction progress will be carried out ensuring comprehensive monitoring of the general construction progress. Detailed reports will be provided based on these inspections.
The Residential Units
The residential units are located on the upper floors and are designed as 2 to 5 room apartments. Depending on the apartment type, there may also be a guest toilet or a storage room.
The kitchen areas are planned with an open transitions to the living room or as open kitchens, though the built-in kitchen itself is not included in the purchase. The planning and implementation of the kitchen will be done by the buyer independently or with a kitchen planner. We can connect you with a professional kitchen builder who can assist you in the planning process.
The apartment layouts are designed to meet the needs of modern families or couples; with space for children and home office. For singles looking for a spacious home, there are also great solutions available.
As an individual exception to the other apartment layouts, the attic represents a large unit over the entire top floor.
All residential units will have a minimum standard of features including underfloor heating, real wood flooring throughout the apartment (except for the tiled bathroom areas), network cabling, towel radiators in the modern bathroom and more. The ceiling heights are just below 3 meters.
All apartments have a balcony, and the attic apartment has a terrace. They are accessible via an elevator that stops on each floor and provides stepless access to the apartment.

The Commercial Units
On the ground floor, there are two commercial units, each accessible directly from the sidewalk. The smaller unit is located entirely on the ground floor, except for the bathroom located in the basement. The larger unit features a spacious spiral staircase leading to the basement and daylight is provided through glass openings in the ceiling from the upper area.
As a condition for the building permit, only non-disruptive commercial activities are allowed in these units. The operation of a bar or restaurant is explicitly prohibited. Interested parties of the commercial units we kindly ask to pay especially close attention to the conditions stated in the building permit.
Certainly, this is a great location for an office business, but we also find the site interesting for purposes like an artist's studio or perhaps an exhibition space as the popular location ensures a constant flow of pedestrian traffic.
Location Description
Neukölln; internationally known and with direct connection to Kreuzberg, the district forms the modernly coined "Kreuzkölln" in the vicinity of Weserstraße. Once labeled as a problematic neighborhood, the Reuterkiez has transformed into a trendy hotspot that has become an integral part of the area.
